It amazes me that people who put these up for sale don't do a little house keeping before they take the picture. I'm sure if it was a little tidier they would get more responses.

What do you guys think is a fair price for this coach?

How much it's worth really depends on many unanswered questions.  Does it burn oil?  How is the clutch?  How are the tires (or old).  What water tanks are in it and does the plumbing work?  Are there house batteries?  Converter or inverter?  IF any?  Is there working shore power?  What is the electrical panel like?  How is the steering?  Does it have a shower? What size bed does it have?  How is the wiring harness for the bus?  They used cloth covered wires and they do go bad.  Any leaks?

If you are looking at a shell, and the bus mechanics and electricals are good, maybe it's worth 3500. 

Not enough info in the ad to be sure!  Pretty straight looking outside.

I was thinking the same thing. They ask 2x the market price and dont even vacuum.

Most likely a gut job.  His description is very much lacking and his pictures show nothing except for what it is and that there are no roof a/c units.  Just a shell.  Unless he can produce some more information, it looks like no more than $2,500-$3,500 to me.
