My paint job has been dismal for years, so I finally decided to do something about it. Last week we had a basic job done. This created a problem or rather brought an ongoing problem to light. My Kool Seal roof coating, which is probably around 8 years old is caulking. I did not notice it much on the old, dull paint, but now the shiny paint really shows the streaks after a rain.
My plan would be to clean the roof well and re-coat it. I have about a gallon of Kool Seal left, but it is at least 12 years old, so I won't use that. I could buy more of the same but thought to ask if anyone uses another white roof coating that they think is better.
Paint it with a good quality exterior latex house paint.

I have used this on two metal roofed homes and a Bus roof. good stuff.
Chessie- I believe that over the years I put two coats of Kool Seal on this roof and would not want to strip it down to repaint. Are you saying to paint over the Kool Seal? I guess that could be an option if it will hold since there does not seem to be any leaks.
Dave- That looks like a good product. I probably could manage with a couple of gallons.
I second the Tropi-cool it will still chalk shortly after original application, but like other 100 % silicone products it stops after that. Follow the prep requirements to the T - FWIW
If there is concern whether it will adhere properly, you can pre coat it with Zinzer alcohol based primer first, then apply the latex house paint after 1/2 hour. You can check a Consumers reports for the one that held up the best in their testing.
