Title: Greedy Money Grubbers
Post by: BlueScarecrow on September 23, 2015, 10:50:29 AM
For over 2 years, I have been staying at the Wheel Inn Ranch in Scottsdale. This past year, the park was sold to a developer and everyone has to be out by the end of January 2016. My monthly rent has been $395. The park is now raising my rent to $695 on October 1st; being retired... I have to move. I've checked with many if not all of the parks in the Phoenix Metro area and the rents are through the roof, with Dakar Enterprises at almost $1000 a month for a "Premiere Slot"(?). Many parks are employing a new strategy of paying by the year.

Anyone know of a humble little park with reasonable rates?

Thanks!

I feel for you but that is some high dollar property that park was setting on with the Barret Jackson office next door

I knew it was just a matter of time before the kids would sell it when they had the power sad she was a nice lady

Apache Junction is going to be your best bet you still are going to have to deal with the winter rates. We have a lot on Thomas at 54th in a mobile home park we bought but now they are giving us flax about parking the rv when we go down

Scottsdale does not want any rv parks we tried to build one and just finally tossed in the towel after 4 years of trying to deal with the city

We can't even park our RV at the sons house which we own and stay in it, Phoenix is same you can park one at your house but cannot stay in it makes no sense to me what ever

good luck

The property the park where he is in is a prime piece of land if I owned it there would not be a RV park there

I understand that 10 acres sold for $41.00 a sf put your calculator to work on that no 10 acres is worth that much to me  ;D

There seems to be a trend of park rates going up. I can't believe that rates are commonly $40-50 a night in some places. I could get a half decent hotel for that price and get someone to change my bedding and towels and clean the room for me plus free breakfast. Why charge me that much to just park on your concrete pad!? Nuts.

For years we depended on work campers, then in 2010 the IRS forced us into 1099 ing everything we provided. Now nearly all want paid. Nearly every one in the valley is 28 to 36 daily now and we were at $18. rdw

The high rates also get the old rvs out.  If the new owner fills the park, hes got a winner and it doesnt go  to the bank.

Wow, is all I can say.  You can rent a nice little house on an acre for $700 up here, and park your bus in the barn.  Mind you heating that nice little house in our winter will be a tad pricey.  Key is to go somewhere you like but no one else does.  The prices there will be lower...

The ScottsDale RV park is nothing fancy either it's from the 50's a bitch to park in unless you are 20 ft long it has ran down over the years, it was kept neat and clean when the husband and wife were alive but now just the minimum maintenance was done it the last 4 or 5 years .

We stopped staying there a few years ago they wanted to much information when a management co took it over the only way you stay over 30 days they wanted your SS#, drivers license#,home address #,was the RV paid for or were you making payments and a credit report a friggn RV park doesn't need that much info IMO

What Bryan said. Come to our little village. You can still buy a house on a 50 x 175 lot for $10k or less with under $600 annual taxes. Park beside the house and plug in.  Winters can be a problem here as well.  ; (

That is cheap Bob no wonder why the Canadians flock to Scottsdale they can afford it lol. I know this guy he is really a Turk but calls himself a Canadian the owner of BlackBerry Mike Lazaridis he owns a home in Scottsdale we went to a dinner at you need a GPS to find the bathroom, his guest house was 5000 sf and he was trying to buy that RV park he may have succeed

This is all by design. The City plants prickly trees between the sidewalk and the street so that you can't park an RV, Bus or Tractor Trailer there; it will get all scratched up. The houses are so close together here, that if you had a boat, you couldn't even park it on your own property. No overnight parking on the street. All it takes is one contemptuous neighbor calling the City, and you're in hot water. "Stand away from the RV sir!" :'(

The houses I am referring to are cheap but not pretty.  Some of them you might not even want to let your dog live in.  But they have city water, power and sewer and the village doesn't care if you live in an RV next to some old shack you bought.  Paved streets, garbage pickup, little Co-op grocery store, post office, painting every Friday at the Senior's Centre and sewing on Monday.  Bottomless coffee every morning at the community centre for a buck.  And at least once a week some old babba will bring cinnamon buns or cake.  What's not to like about that?

As far as Lazaridis and his buddy Balsillie goes, its good you got to see his house but if you want to go back you might need to buy it.  The way their business has been going that house might end up on the market real soon, and the bank will be selling it.  If he's buying RV parks that may explain a lot. As my mother would have said "he should stick to his knitting".

We had a friend stay at this park and she was pretty happy. She stayed there for the winter and then went to Maine and will be returning to stay this winter.

I know nothing about the park, but you may want to check it out.

Same management company must be running a little place we stopped at last fall in Casa Grande. It was a nice place with a mixture of RVs and older manufactured homes. They also had 8-10 pull thrus up front for folks passing through. I could not believe all the information they required for a two night stay! When I balked and prepared to walk, she gave in. She said it is required of monthly stays and the company wanted them to get the extra info from everybody if possible.

Sorry, not possible. I am just looking for a place to park for two night, not interested in a mortgage!

Check out Cottonwood and Camp Verde, AZ 100 Miles north of the big city and it is quite, slower pace and just a darn great place to live or stay. O by the way I forgot Cornville, where we live, and that is even nicer. None of them are fancy just plain people. Hope you get up here soon Cliff.

The Rancho Verde RV Park (near Camp Verde) is only $360 per month:  http://www.ranchoverdervpark.com/RanchoVerdeRVPark.com/Rates,_Reservations,_Directions.html (http://www.ranchoverdervpark.com/RanchoVerdeRVPark.com/Rates,_Reservations,_Directions.html)   It is owned by the parents of a friend of mine who has an RV in the same storage yard as my bus  -  he is always telling me how nice his parents' place is!
